A typical sloped roof has an overhang between the top of the exterior wall and the rafter tails. This part of the roof is covered by soffits, which add a clean look and prevent dirt, debris and small animals from getting into the attic. Even more important is that soffits are part of the roof ventilation system. As heat and moisture rises and gets vented through the roof ridge, fresh air passes through the soffits. A properly designed roof should facilitate continuous air flow that prevents hot and moist air from getting trapped in the attic.
Soffits are available in a variety of materials, including aluminum, wood and vinyl. Most of today’s roofing systems have soffits that can be replaced partially or completely. It’s worth noting that you will need to have all of it replaced if you’re switching from one type of soffit to another. Flat roofing systems like modified bitumen roofing often do not have overhanging parts and thus won’t require soffits.
Fascias cover the rafter tails, which work as the trim that adds a clean look to the roof edges. This is also the part where gutters are fastened to. Fascia boards are available in different materials such as wood, fiber cement and composite. Similar to certain types of siding, the fascia board can be covered or “cladded” in aluminum or vinyl for better resistance against the elements.
Gutters are typically installed to the fascias using nails. Applying sealant and/or paint over the penetration point helps reduce the chances of rust and wood rot. Regular maintenance is required. We recommend choosing a gutter system that uses hangers that attach to the fascia without the use of nails. In addition to eliminating a major cause of moisture damage, it also helps reduce gutter and fascia maintenance requirements.
